RENTAL CONDITIONS

1. A $50.00 non-refundable application fee must accompany the application.

2. A security deposit equal to one months rent must accompany the application. If the application is rejected, the security deposit will be refunded in full. Should the applicant withdraw the application, one half of the deposit will be forfeited.

3. Neither inside nor outside pets are allowed without the consent of the Landlord. If pets are allowed an additional security deposit of $250.00 per pet must be paid.

4. Section 8 or other subsidized housing applications will not be accepted.

5. Maximum number people allowed to occupy a dwelling unit is two people per bedroom.

6. Minimum term of the lease is 12 months.

7. Self employed applicants must supply documentation of income such as tax returns, bank statements or a notarized accounting statement.

8. Monthly rent payment should not exceed 30% of the total monthly family income.

9. Satisfactory reference from present and/or previous landlord (unrelated to applicant) must be obtainable.

10. Minimum score on credit report should be at least 550 points unless some verifiable, extenuating circumstance caused a one-time problem.

11. The Security Deposit may be placed in an interest bearing and any interest earned will be retained by Century 21 Bob Capes Realtors.
